What is a measurement or floorplan service?

A measurement service is just what it sounds like: Based on your needs, an appraiser will measure the home's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the total livable area, of your home. These services are helpful and often essential when challenging property taxes or selling a property.

How does a measurement service work?

During a home measurement service, a certified appraiser takes measurements of your home or property with a measuring tool — either a tape measure or laser measuring device. As they move around the house, they make note of the layout of the rooms and other features, like stairs, hallways, and fireplaces. They may make a rough sketch of the property. Then, the appraiser writes up a report and a more detailed floorplan showing the total square footage of the house and the overall layout. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When should I get a measurement service?

Real estate taxes

Property tax records often reflect inaccurate area of a property because the values can come from various sources, and occasionally go unproven — which means you may be paying for more square footage than you own! Unless an appraiser has performed a recent valuation or measurement service on your property (after any updating that might have affected square footage), you'll need one to perform a measurement service before attempting to challenge your taxes. An appraiser will determine an accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop overpaying.

Putting your home on the market

A measurement service can secure fair market value for your home. Square footage is one of the most important elements potential buyers look for when purchasing a house — but since square footage values are often estimated rather than accurately measured, your home listing may show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only decreases the potential selling price for your home, but possibly even the number of interested buyers. The only sure method of using a precise GLA when listing your home is to reference a recent appraisal or measurement service carried out by a certified appraiser (after any remodeling that may have affected square footage).

Material for agents

To make certain that your client's property sells at a price that accurately reflects market value, we recommend requesting a measurement of the property. Your clients, and especially potential buyers, will appreciate your thoroughness, and you can be certain that the GLA on your client's listing is truly representative of their home. A measurement can also be a fantastic marketing tactic to interest potential buyers since they can review the layout and features of the house before and after touring.
